The Wharton Club of Southern California and the Penn Club of Los Angeles invite you to join us for a fun panel discussion with local alums and other real estate professionals about their journeys to building real estate portfolios and operating platforms.  Our discussion will include their journeys to entrepreneurship, investment experience, working with partners & raising capital, and current views on the market.  Our panelists are focused on a variety of property sectors (industrial, self storage, office, residential) and will make the discussion especially informative.   This event will be live streamed for out of area participants only; contact host directly for information and Zoom link.

Joe Mishurda WG15, Founder and Managing Partner of North Palisade Partners, LLC

Joe Mishurda is Managing Partner at North Palisade Partners, LLC, and has led the capitalization of $200 million of asset value since the company’s inception. During his career, Joe has been involved in the acquisition or development of over $1 billion of commercial real estate investments across various asset classes, including the development over five million square feet of industrial and self-storage product.

Prior to founding North Palisade Partners, Joe was a Partner and Chief Financial Officer at Pacific Industrial, LLC, a firm exclusively focused on industrial real estate. While at Pacific Industrial, Joe raised and structured over $600 million of capital for Pacific Industrial-led investments and formed joint ventures with investors including JP Morgan Asset Management, UBS Realty Investors and STRS Ohio.

Formerly, Joe was a Senior Associate with Integrated Capital, LLC, a hospitality-focused private equity firm with over $300 million of assets under management. While at Integrated Capital, Joe sourced, evaluated, structured and executed real estate investment opportunities including acquisitions, recapitalizations and public-to-private buyouts. Additionally, Joe assisted in the successful closing of the firm’s first institutional private equity fund.

Joe started his career in investment banking, where he advised on mergers and acquisitions in the middle-market consumer products space. He was an advisor to E Street Cold Logistics, LLC, a Los Angeles-based refrigerated warehouse operator, and Summit Ice, LLC, a Salt Lake City-based manufacturer and distributor of packaged ice products.

Joe is a graduate of Wake Forest University (B.S., Analytical Finance and M.S., Accounting) and the Wharton School of the University of Pennsylvania (MBA). He is an avid skier and cyclist, and is an instrument-rated private pilot.

 

Joon Choi W'04, Founder and Principal of Harbor Associates

Joon Choi oversees development and asset management. Prior to founding Harbor, Mr. Choi was a Vice President of Investment Management at BlackRock where he was responsible for developments in the Western U.S. and the leasing and asset management of commercial assets primarily located in Southern California. Mr. Choi has developed or renovated over 5M square feet of properties throughout all major Western US markets and executed more than 3M square feet of commercial leases. In Southern California, Mr. Choi implemented opportunistic and value-add strategies across office, industrial, retail, and multifamily assets valued at over $1B. Prior to BlackRock, Mr. Choi worked in the finance group at Intel.

Mr. Choi holds a Bachelor of Science in Economics, Real Estate and Finance from the Wharton School at the University of Pennsylvania. He is an alumni of the NAIOP Young Professional Group and is a ULI Office and Commercial Initiative council member. He is on the Founding Team of a charter high school for at-risk students in Orange County.

 

Justin Schuman WG02, Founder and Principal of Entrada Partners

As a Principal of Entrada, Justin Schuman oversees all of the firm’s investor relations and asset management services.

Prior to Entrada, Justin was a Senior Vice President at JRK Residential Group, an apartment platform that owns and/or manages over 35,000 units nationwide. At JRK, Justin oversaw eight Regional Managers and was directly responsible for a portfolio of 11,700 units nationwide with annual revenues exceeding $85 million. His role included all facets of property management including revenue and expense optimization, multi-million dollar renovation programs, operations, accounting, human resources and training.

Prior to his work at JRK Residential Group, Justin was the Real Estate Investment Manager for Nazarian Enterprises, a high net-worth family office in Los Angeles. In that capacity, he invested over $100 million of equity over three years in all real estate asset classes. Additionally, he was responsible for the overall investment performance of $175 million of equity spread across 60 investments in hotels, apartments, condominiums, office, industrial and opportunity funds.

He was also previously employed with AIMCO (NYSE: AIV), the third largest multifamily owner / operator in the country with over 150,000 units under management. At AIMCO, Justin worked in the operations, finance and acquisitions/dispositions departments.

 

Faheem Muhammad, Co-founder of OASIS

Since Co-Founding OASIS, Faheem Muhammad has served as the companies CIO leading all new real estate acquisitions, capital investment and management.

In 2008, Faheem graduated from Sacramento State University with a Bachelor of Science degree in Business Administration with a concentration in Real Estate and Marketing. A natural business man, after college Faheem founded Elite Transportation and Security Services, LLC. Faheem grew his security company into a multi­-million dollar business. He continues to oversee the company which currently has several exclusive security contracts with "A-Lists Clients" such as for Mr. Sean Combs.

In 2019, Faheem co-founded OASIS with Michael Amir, his business partner for many years. Under Faheem's business leadership, they turned a $40,000 investment into a $10M Real Estate Portfolio. Under Faheem’s business leadership, OASIS has been able to strategically acquire, renovate, and stabilize their assets, allowing OASIS to consistently grow year over year while maintaining profitability.

Eric Frankel W'04, Managing Director of Validus Capital

Eric Frankel serves as a Managing Director at Validus Capital with the focus of helping clients craft investment strategies and identify investment opportunities in both the public and private markets. 

Prior to joining Validus, Mr. Frankel served as a Director at Camden Capital, a wealth management firm serving individuals and families.  Prior to Camden, Mr. Frankel was a senior analyst at Green Street, a leading real estate research and analytics firm.  Throughout his tenure at Green Street, he led coverage of the industrial property sector.  He also managed coverage of other property sectors including cold storage, self-storage, and cell towers.   He has also been extensively quoted for his expertise in real estate and REIT valuation in news publications such as the Wall Street Journal, Barron’s, Bloomberg, and other leading real estate news publications.  Prior to Green Street, Mr. Frankel was a member of the investment team at KTR Capital Partners, a real estate private equity firm that was sold to Prologis for $5.6 billion. 

Mr. Frankel graduated with a Bachelors of Economics degree Magna Cum Laude from the Wharton School of the University of Pennsylvania with concentrations in real estate and finance.   He serves as an active member of the CFA Society of Orange County and the Wharton Club of Southern California.
